Each building offers six levels of innovative workspace, featuring open-air balconies on levels three through six. The recently transformed campus includes reimagined lobbies in each building with soaring atria and green walls, a brand-new, tenant-only fitness center and conference center, and a secure bike room.

FITNESS CENTER

The high-end, tenant-only fitness center features Peloton Bikes, Queenax equipment, and spa-quality locker rooms with towel service.

CONFERENCE CENTER

The first-class conference center features modern, modular seating for up to 48 people and offers an expanded café with lounge seating. The building offers underground and additional street level parking to accommodate 1,553 vehicles. For added convenience, the campus has direct access lanes from Spring Hill Road and Tyco Road, which provide immediate connections to several major arteries.

LUXURY SHUTTLE

A dedicated luxury shuttle provides direct access to the Silver Line’s Spring Hill Metro Station and nearby high-end shopping. Convenient live shuttle tracking is available for the campus via the RLS Shuttle App (for iOS or Android users).

POWER SOURCES

The building service size is rated at 4,000 amps, 277/480 volt, three-phase, four-wire. Tenant electrical usage is individually metered on all supplemental HVAC equipment. A bus-duct feeds a 277/480V distribution panel which serves one 75 KVA transformer and several 120/208V circuit breaker panels located throughout the building.

ELEVATORS

Each building contains four geared traction passenger elevators. Elevator modernization was completed in 2016 on all 12 traction cabs.

HVAC

All buildings have upgraded, self-contained HVAC units to increase system efficiency and ensure their CFC compliance. Cooling towers in all buildings were replaced to maximize efficiency and sustainability.

EMERGENCY POWER

Emergency power is provided at each building by a 150 KW Marathon Electric (Magna One) generator, which delivers 277/480V power. The generators provide service for the elevators, emergency systems, fire control, smoke exhaust, security and emergency lights.

The building offers underground and street level parking facilities for a total of 1,553 parking spaces.

STATE OF THE ART SECURITY

A card key system is located at each building to control access at the exterior doors, elevators and tenant entrances. With the security system app, the mobile devices can be used as access cards throughout the facilities. This “Mobile Access” also allows managers to customize or change access to meet individual users’ needs.
